Industrial real estate is booming across Kansas metropolitan areas, with warehouses and distribution space commanding strong demand, even as traditional retail centers scramble to reinvent themselves.
Brokers report that industrial vacancy remains low in the Kansas City and Wichita regions, driven by e-commerce, logistics, and manufacturing. Meanwhile, older shopping malls and strip centers are being reimagined, some adding entertainment, medical offices, or housing to backfill space vacated by department stores.
"The warehouse is the new anchor tenant of the American economy," a commercial broker said. Investors have poured money into industrial development, pushing rents higher.
Retail is not dead, brokers stress, but successful centers increasingly blend shopping with experiences and services that cannot be replicated online.
